Replace meter rounds and disputed charges with transparent allocation.

Connect unit and common-area readings, occupancy periods, shared costs and maintenance so residents understand their charges and managers close each period once.

Give every resident the evidence behind the charge.

Read units and common areas automatically, apply the agreed occupancy and allocation rules, and preserve the meter, tariff and period behind every billed amount.

  • Separate unit, common-area, vacant-unit and owner consumption
  • Apply move-in and move-out dates to the actual responsibility period
  • Show each resident only the readings and charges authorised for that unit

Read every unit remotely. Visit only the exceptions.

Connect suitable apartment and common-area meters, then monitor device health and missing data from one view. Managers stop entering homes for routine reads and travel only when evidence points to a fault.

  • Retrofit compatible meters without replacing usable devices
  • Monitor last reading, silence and data-quality state for every unit
  • Schedule common-area lighting or plant only through approved controls

Close more buildings without multiplying the administration.

Keep occupancy, readings, allocation, invoices, balances and open work in one operating flow. Managers spend less time transcribing data and explaining calculations already proven by the system.

  • Review only missing readings, unusual charges and approval exceptions before close
  • Answer disputes with the unit reading and applied rule
  • Deliver owner reports from the same data instead of rebuilding them

Catch abnormal flow and load before the next resident call.

Volts watches common areas, risers and connected units for persistent water flow, missed schedules and silent meters, then routes the evidence to the responsible manager or technician.

  • Flag suspicious quiet-hour flow without calling every event a leak
  • Surface common-area lighting or plant that runs outside the approved schedule
  • Turn the confirmed exception into owned maintenance work

Keep the building. Connect the resident and operating records.

Volts combines supported metering, allocation, balances and maintenance without demanding one hardware replacement or exposing one resident’s data to another.

Plugs into what you have

Existing meters, BMS and SCADA stay where they are. Volts connects to them, retrofits the rest, and starts reading on day one.

From meter to invoice

The same platform that reads the meter allocates the cost and issues the tenant invoice. No exports, no spreadsheet in between.

Savings you can audit

Weather-normalised baselines show what changed because of you, not the weather. The numbers hold up in an ISO 50001 audit.

FAQ

Residential operations with every responsibility clear.

Can meter reading be fully automatic?

Routine readings can be automatic where meters, readers and communications are compatible. Physical access remains necessary for installation, verification, statutory checks and faults that cannot be resolved remotely.

Does the model fit co-living or all-inclusive rent?

Yes. Operators can track unit and shared-zone consumption, investigate unusual use and apply the allocation rules agreed for the building. Contract wording and resident rights remain specific to the scheme.

How are common-area costs split?

By the documented basis agreed for the property: metered use, area, fixed share or another lawful rule. Volts preserves the inputs and calculation behind each share.

What about leaks in risers and basements?

Quiet-hour flow and main-to-submeter imbalance can expose a likely loss early. Volts creates an investigation signal; the field team confirms the physical cause.

Do residents get their own view?

A resident sees their own consumption, charges and requests. Permissions restrict each user to the authorised unit and the common information.

How are vacant units handled?

Vacant-unit consumption and shared-cost responsibility remain separate from occupied residents unless the applicable contract and allocation rule say otherwise.

Are the meters legally valid for resident billing?

Suitability depends on the metrology rules and the contract that apply to the building. Monitoring capability alone is not proof that a meter may be used for billing.

What happens when someone moves out mid-period?

Responsibility ends on the approved move-out date, using the final reading, or the approved treatment where a reading is missing. The final charge covers only the relevant period.
